Bhulekh Mahabhumi: Introduction

Bhulekh Mahabhumi is a digital initiative by the Government of Maharashtra to offer its citizens the ease of accessing online the land records and miscellaneous information on land holdings in the state of Maharashtra. Information such as Malmatta Patrak (property cards), and Satbara Utara (7/12 Extract) and 8A extract can be accessed by citizens on the Maharashtra Land Records portal – Bhulekh Mahabhumi. 

What is the Satbara Utara (7/12 Extract)?

Every district in Maharashtra maintains a register containing information about lands in the district. The 7/12 is an extract from such a register that contains the full details of a particular plot. It is issued by the Tehsildar’s office on behalf of Revenue Department and comprises of details regarding:

  • Land/Plot Ownership

  • Survey Number

  • Dimensions of the land

  • Type of Land (agricultural/non-agricultural)

  • Type of Cultivation or Crop (for agricultural land)

  • Cultivator’s Name

  • Occupancy Rights

  • Disputes in Land title, if any

The numeric 7/12 denotes an amalgamation of two village form numbers – Form VII and Form XII. While Form VII contains details of land ownership and rights, Form XII contains information related to agricultural features of the land.

How to Access the Satbara Utara (7/12 Extract) on Bhulekh Maharashtra?

The digitisation of Maharashtra Land Records made it easy for the citizens to access the 7/12 Extract by navigating a few quick steps on the Mahabhumi Portal:

  • Visit the Bhulekh Maharashtra website at

  • Checkbox the 7/12 option.

  • Select a region from the drop-down list or click on a desired coloured area in the map displayed on the homepage.

  • On the next page, select the district, taluka, and village from the drop-down list.

  • Now you can select one of the options from ‘Survey Number/Group Number’, ‘Letter Survey Number/Group Number’, ‘First name’, ‘Name in’, ‘Last name’ or ‘Full Name’, and click on the Search button.

  • Enter your 10-digit mobile number in the box displayed and click on the 7/12 button.

  • Enter the Captcha displayed on the screen and click on ‘Verify Captcha to View 7/12’.

  • The 7/12 record now appears on your screen.

What is an 8A Extract?

An 8A Record represents a record of land ownership in Maharashtra with details such as district, taluka, village, land area, and account number included in it. Along with the 7/12 extract, the 8A is mandatory to establish the ownership of a piece of land.

How to Access an 8A Extract Online?

One can procure the 8A extract for a given piece of land from the Bhulekh Mahabhumi portal through the process given below;

  • Visit the Maharashtra Land Records portal at

  • On the homepage, select a region from the drop-down list or by clicking on the region in the adjacent map

  • Select the 8A option.

  • Select the district, taluka, and village from the drop-down lists.

  • Search by checking the box across any of these given options – Account Number, First name, Name in, Last Name, Full Name.

  • Enter a valid 10-digit mobile number in the box and click on the ‘8a’ button.

  • Input the displayed Captcha code and click on ‘Verify Captcha to view 8a’.

  • The 8A extract is now displayed on the screen.

Significance of Malmatta Patrak (Property Cards) in Maharashtra

A Malmatta Patrak or a property card is an ownership title document of property in urban areas, as issued by the local authorities in Maharashtra. A property card includes information such as landowner name, area of the land, survey number, plot number, district, taluka, village, liabilities, and litigations, etc. It is useful in verifying the ancestral ownership details of the land and preventing its illegal encroachment. It is a necessary document for forging and finalising any sale/purchase agreement between interested parties.
