DDA Housing Scheme 2022

The Delhi Development Authority (DDA) builds homes for families belonging to all economic groups in the national capital. Once these homes are fully constructed, these residential settlements are offered up as allotments to people under the various government housing schemes. The dates to apply for the 2021 edition of the DDA housing scheme were December 31, 2021, to February 7, 2022.

DDA Housing Scheme Eligibility Criteria

Only eligible applicants can apply for the DDA Housing Scheme. The eligibility for the same is as follows:

  • To be eligible the applicant must be an Indian citizen.

  • The applicant must be at least 18 years of age

  • You must not own any residential house or plot in full or in part, on leasehold/freehold basis in New Delhi, Delhi or Delhi cantonment, either in your own name or in the name of your wife/husband/minor dependent children.

  • If the applicant jointly owns a plot or land under the residential house that is less than 66.9 square metres, he/she can apply under any of the schemes.

Documents Required to Apply for DDA Flats

The following are the documents required when applying for a DDA flat:

  • Identity proof such as your PAN card, passport, government Identity Card, Voter’s ID card, Driving License or Aadhaar Card.

  • Proof of residence such as Voter’s ID card, Ration card, Driving Licence, Electricity Bill, or other utility bills, House Tax Receipt, or Aadhaar Card.

  • Your income tax returns for the previous year.

How to Apply for DDA Housing Scheme

To apply for a DDA flat under the housing scheme, applicants are required to pay a refundable deposit. For Economically Weaker Sections (EWS) flats, applicants must pay ₹25,000 as deposit. For Lower-Income Group (LIG) flats, a deposit of ₹1 Lakhs is mandatory, and a deposit of ₹2 Lakhs is required for Middle-Income Group (MIG) and Higher-Income Group (HIG) flats. Given below are the steps to apply for the Delhi government housing scheme:

  • Step 1: Visit the DDA’s official website and click on DDA Housing Scheme.

  • Step 2: You first need to get registered by entering basic information like Applicant Name, Date of Birth, PAN No, Mobile No, and Email-Id on the DDA official website.

  • Step 3: After the registration, login by entering user ID and password provided through email to access the Application Form.

  • Step 4: Fill in the personal details, bank details, address details, joint applicant details, and select the category and location preferences in the application form.
  • Step 5: Go through the contents of the declaration carefully and submit the application form, the submission screen will be displayed showing Application Form No, Submission Date, and Registration Amount for making payment.
  • Step 6: Make the payment for registration amount through Net Banking or NEFT/RTGS through challan.
  • Step 7: At last, after successful payment, an acknowledgment slip will be displayed on the screen, where you can take a printout of the acknowledgment slip for future use.

 

Instructions for Filling up the DDA Housing Scheme Application Form

  • Applicants must thoroughly go through the brochure and instructions before applying.

  • The e-mail ID provided must be accurate, functional, and under the control of the applicant. The same cannot be changed once submitted

  • The applicant must mention their PAN number correctly. Failure to do so can cause the application to be rejected

  • Additionally, the applicant must scan and store the following set of documents onto their system as separate files and upload them individually while filling up the online application form.

  1. Passport photographs (in either jpeg or png format; size must not exceed 50kb)

  2. A scanned version of the applicant’s signature (in either jpeg or png format; size must not exceed 50kb)

  3. A scanned copy of the applicant’s passport, if applicable (in either jpeg or png format; size must not exceed 50kb)

How Homes will be Allotted under the DDA Scheme

The homes that fall under the purview of the DDA housing scheme are allotted through a computerised draw that is based on the lottery technique. The same is held under the supervision of three independent observers. After that, the results are posted and made available for everyone to see on the official DDA portal.

When and How to Pay for the DDA Flats

One can pay for the flats allotted to them under the DDA housing scheme by generating a challan online and then subsequently making the payment on the official web portal of the DDA.

  • The payment can be made through netbanking/NEFT/RTGS in one go

  • One can also make the payment by taking up a house loan by mortgaging the flat with DDA-recognised institutions

  • Individuals with disabilities can pay through cash by making a down payment first and then pay the balance in instalments

DDA Refund of Application Money

The following application fee refund options are available for those who applied for the DDA Housing Scheme 2021:

  • No refund will be granted to applicants who apply for the application money refund within 15 days of receiving the allotment letter

  • 10% of the application money will be refunded to applicants who apply for the same between 16-30 days of receiving the allotment letter

  • 50% of the application money will be refunded to applicants who apply for the same between 31-90 days of receiving the allotment letter

  • 100% of the application money will be refunded to applicants who apply for the same after 90 days of receiving the allotment letter

DDA Housing Scheme Launch Date and Details

The highly-anticipated DDA housing scheme was launched on March 10, 2021. By the end of the application window, over 30,000 people had applied to be the scheme beneficiaries. The scheme, which was announced on January 2, 2021, provides several luxury flats and penthouses with state-of-the-art furnishing.

The lottery draw was held for 1,354 flats that were majorly meant for people belonging to the middle-income group (MIG) in Delhi. The prices of the flats that were on offer started from ₹8 Lakhs and went all the way up to ₹1.73 crore. Out of the 30,000 applications, 21,000 were paid for, of which 6,000 came from the High-Income Group and the Middle-Income Group categories.

On August 25, 2021, at 3 pm, a draw was conducted for the allotment of the DDA flats in the presence of a retired judge and two senior officers from the office of the government of India. Owing to the second wave of the coronavirus pandemic, the last date for making interest-free payments for such homes was revised from June 29, 2021, to August 31, 2021.

How to Check DDA Draw Result

One can check the DDA draw result by following the below-mentioned steps:

  • Step 1: Visit the DDA official website.

  • Step 2: Click on the ‘Online Public Service’ section.

  • Step 3: Click on the link that reads ‘DDA Flats Draw Result 2022’.

  • Step 4: Download the draw result document.

  • Step 5: Take a printout of the same for future reference.

Documents Required after the DDA Flat Draw

One will need to furnish the following documents if they are a successful applicant of the DDA draw:

  • A self-attested copy of the PAN card

  • Residence proof (self-attested copy of ration card, passport, driving licence, electricity bill, telephone bill, or the likes)

  • A self-attested copy of the bank passbook and/or bank account statements or a copy of the Income Tax Returns (ITR)

How Does DDA’s Draw Work

DDA conducts a draw every year for the allocation of homes to Delhi residents from all walks of life. It is a computerised process that happens in three stages, namely:

  1. Randomisation of applicants and flats

  2. Picking lucky numbers, and

  3. Mapping of applicants to flats

Note: The lucky draw is entirely random in nature; hence, one should always be wary of people who promise assured homes in the lucky draw.

How to Surrender the DDA Flat

To surrender a DDA flat, one will have to fill up a ‘Cancellation Form’ either online or offline by visiting the DDA office. The applicant must submit a cancelled cheque, the original allotment letter, and the acknowledgement slip if he/she wants to get their allotment cancelled. One must note that the DDA will charge a penalty on cancellation, which will vary depending upon when the flat is being surrendered.

How to Apply for a DDA ‘surrendered’ flat?

One can apply for a DDA surrendered flat by following the steps mentioned below:

  • Step 1: Visit the DDA portal (dda.org.in) to apply for the surrendered DDA flats in 2021. Then, click on ‘Payment’.

  • Step 2: The user will then be redirected to a new page, where he/she must click on ‘Online Payment for DDA flat’.

  • Step 3: Next, the user will have to click on the ‘Generate Challan’ button and then choose ‘Generate Challan for DDA Flats’ from the dropdown menu. 

  • Step 4: After that, the user must select ’Housing Scheme 2021’.

  • Step 5: Post that, one must select the ‘Not Given’ for the zone as well as the locality.

  • Step 6: In the next step, click on the file number which will read like ‘F9 (Application number of the individual) 2021/ DDA21/ NG. to proceed.’

  • Step 7: Next, the payment code must be selected as 110.

  • Step 8: Once the payment has been made through NEFT/RTGS, one must mail the challan copy to ddahousingscheme2021@gmail.com.

DDA Flats in Delhi Surrender Charges

DDA Online Auction for Residential Plots in 2021

The DDA very recently held an online auction for plots in group housing societies for the first time ever. Seven freehold plots were put on offer, five of which were located in Rohini and one each in Vishwasnagar and Dwarka. The registration for the same started on April 13, 2021.

Several kinds of properties are available on auction, ranging from residential units to commercial plots to restaurant units. Additionally, freehold residential plots, kiosks, and shop units have been put up for auction as well.
