What is MHADA?

The Maharashtra Housing And Area Development Authority (MHADA) Scheme offers affordable housing to Maharashtrian residents. It was established under the Maharashtra Housing and Area Development Act, 1976. The MHADA scheme offers low-cost houses via a lottery system. The homes are offered to applicants who are segregated into income-defined groups.

MHADA Lottery Scheme 2022-23

The Maharashtra Housing Area Development Authority (MHADA) is planning on holding a lottery over 3,000 housing units to the Mumbai residents in early 2023. Out of the 3,015 housing units located in the Pahadi area of Goregaon, MHADA will reserve 1,947 houses for economically weaker sections (EWS) of the society. Close to 730 units will be reserved for the low income groups (LIG), 227 for the Middle Income Groups (MIG) and 105 for the High Income Groups (HIG) respectively.

MHADA had announced over low-cost housing units on sale for 4,000 winners of the recently launched housing scheme (Pune Board). The MHADA scheme covers areas like Pune, Kolhapur, Solapur, and Pimpri-Chinchwad. This housing scheme saw over 50,000 homebuyers applying for the draw.

How to Apply for MHADA Lottery Scheme?

To apply for MHADA lottery scheme follow below mentioned steps:

  • Step 1: Applicants must register on the official site at Home Page (mhada.gov.in)

  • Step 2: Create a 'Username' to enter the lottery system. 

  • Step 3: Next, interested candidates must 'Select the lottery and scheme'.

  • Step 4: To conclude the process, undertake an online payment via net banking.

MHADA Lottery Eligibility Criteria

The authority governing the MHADA scheme has set a specific eligibility criterion that needs to be fulfilled to identify qualified beneficiaries.

  • The applicant must be 18 years of age or above.

  • Applications in the name of a minor will not be considered valid.

  • A domicile certificate showing proof of residence for at least 15 years in any part of Maharashtra.

MHADA Registration Process

Applicants who are willing to apply for the MHADA housing scheme 2020 can apply on the official MHADA website. Here is the step-by-step guide for registering in the MHADA lottery 2021.

  • Step 1: Visit the official MHADA lottery website at lottery.mhada.gov.in.

  • Step 2: Select the applicable board and login if you’re already registered. If not, to register on the portal, you will have to create a username and fill in the basic information. This will include residential address, date of birth, occupation, marital status, gender, and mobile number. 

It is important to provide a working telephone number as it will be used for future communication.

  • Step 3: Once you login/register, enter all the required details and submit the form. Enter the OTP that you receive via SMS/e-mail. Fill in your monthly income, PAN card number, contact details, bank details, and also upload a scanned copy of your PAN card along with a passport-size photograph.

  • Step 4: You can view all the available schemes and select from among them. Submit and confirm the MHADA scheme application and pay the requested fee.

  • Step 5: The application fee can also be paid through DD (demand draft) or debit/credit card, or NEFT/RTGS. For online payments, log in to your account and select the payment options. Finally, select the scheme you want to apply to and proceed with the payment.

In case you choose to make the payment through demand draft, you must print the application form and submit it along with the DD at the designated bank. In the case of online payments, you can generate the payment slip from the payment portal and keep it for future references.

The Government announced 3,894 flats to be constructed under MHADA lottery Scheme 2020. MHADA scheme has offered the residential property to the winners of the scheme in different configurations at different prices, ranging from Rs 15 lakh to Rs 6 crore. Mhada Lottery Refund Policy

If the applicant is unsuccessful in the draw, the concerned authorities will refund the amount spent by the applicant within seven working days. To check the refund status, the individual can log in to the MHADA website with their credentials.

Applicants that were not able to win the lottery scheme can ask for a refund. The process to check with the MHADA scheme refund status is simple.

✔️Is MHADA a Government or Private Organisation?

A housing authority or MHADA is a nodal agency set up by the government of Maharashtra. The agency aims to provide affordable housing and ensure that different income groups enjoy decent housing. Nearly 7.50 lakh families have been able to own homes in Maharashtra owing to the efforts of MHADA.

✔️Can we rent MHADA flat?

Yes, a MHADA flat can be rented. To rent out the flat, owners have to pay an NOC fee that ranges anywhere between ₹2,000 and ₹5,000. The payable cost depends on the category that the owner belongs to. When renting a property, the owner has to submit the Leave and Licence agreement to the MHADA authorities.

✔️Can MHADA flats be sold?

Yes, MHADA flats can be sold. However, there is a subject cap on the same. An individual owning a MHADA flat can only sell the flat after five years from the date of purchase. This is why buyers should be careful when buying a MHADA resale flat.

✔️Are MHADA flats worth buying?

MHADA homes are much more affordable than the ones sold by builders in the real estate market. If you get selected for the MHADA scheme you will be paying less and get home in Mumbai in a good area with all the facilities.

✔️Can MHADA flats be resold?

MHADA flats owners are allowed to sell their units only after five years from the date of purchase. Usually, sellers offer the power of attorney of the property and not a registered deed. It is illegal for the power of attorney to sell the house and you are liable to be evicted.

✔️What if your MHADA application money is not refunded?

If such a scenario arises, the concerned governing authorities will initiate the refund process within seven working days of the draw date. If the refundable amount is not credited, the applicant can contact the MHADA customer care for the same.
