  • Step 2: Hover on the ‘Registration’ option on the horizontal menu bar.

  • Step 3: Select ‘Project’ from the dropdown menu.

  • Step 4: You will then have to read the user manual, the checklist for real estate projects and the list of documents to upload for project registration.

  • Step 5: Then, you need to check-mark the box that reads ‘I declare that I have gone through the User manual before starting with the Registration Process.’

  • Step 6: Once this is done, click on the ‘Project Registration’ button.

  • Step 7: Submit the details required, such as the project type, the gross plot area involved in the project in square meters, and the building plan approval date or the building permit issue date. 

  • Step 8: Then, select the option called ‘Click for online payment.’

  • Step 9: You will then have to enter some essential details like the amount, the name of the promoter, the name of the project, your email ID and phone number and the product information. 

  • Step 10: Once the above details are entered, click on ‘submit.’

  • Step 11: You will then be taken to a payments page. Select the most convenient option from the payment channels available, like credit or debit cards, net banking and UPI, and make your payment.

Jharkhand RERA Fees and Charges

  • Individual applicants are required to pay Rs. 5,000 for registration.

  • In the case of applicants who are not individuals, the registration fee is Rs. 2 Lakhs.

  • The renewal fee for individuals who are real estate agents is Rs. 5,000.

  • The renewal fee for real estate agents other than individuals is Rs. 50,000.

Rs 10,000 per day, subject to a maximum amount of 5% of the estimated project cost

Non-compliance with the Appellate Tribunal’s regulations

Documents Required for Registration of Projects under Jharkhand RERA

  • Registration certificate of the firm or company, as issued by the concerned Urban Local Body (ULB), Zila Parishad, or regional development authority, whichever is applicable.

  • The development agreement between the landowner and the builder or developer.

  • The permission letter or the permit issued by the concerned ULB.

  • The Performa of Allotment Letter issued by the builder/developer to the customer.

  • The Performa of Agreement for sale as customized between the developer/builder and the customer, as Annexure ‘G’ of Jharkhand RERA Rules 2017.

  • The Performa of Conveyance Deed executed between the builder/developer and the allottee 

  • Form B, which is the affidavit cum declaration by the applicant as downloaded after the submission of the application.

  • The name of the architect as mentioned on the drawing or the map.
