What is the TNHB Scheme

The Chennai City Improvement Trust, in 1961, was revamped into a full-fledged organization called the Tamil Nadu Housing Board (TNHB). The aim of TNHB housing scheme was to cope with the rising demand in the housing sector due to urban growth all over Tamil Nadu. The demand for affordable housing increased as a lot of citizens were migrating to the urban areas in search of better lifestyle and employment opportunities. The Tamil Nadu Housing Board offers a very large neighborhood scheme; each one of these schemes are a self-contained neighborhood and provide housing for various income groups of the society.

Tamil Nadu Housing Board (TNHB) Sub-Schemes

The Tamil Nadu Housing Board has several sub-schemes for different parts of the state. You can opt for schemes that suit you best depending on your home buying requirements.

  • Besant Nagar Division: The Besant Nagar Division of the TNHB scheme offers TNHB flats in various parts of Sholinganallur and Indra Nagar by drawing lots. To apply, you first need to make payment of the 5% of the unit cost as a fee. The amount depends on the income group you fall under as your income and the type of unit you qualify for. According to recent reports, there are 60 mid-income group TNHB flats in Indra Nagar while Sholinganallur has 280 units. Individuals who qualify for the flat are picked at random, and if you aren’t selected, the entire application fee gets refunded. For selected beneficiaries, you are required to pay another 5% towards the provisional allotment order and the remaining 90% is to be paid within 30 days.

  • Thanjavur Housing Division: The Thanjavur Housing division of the TNHB scheme offers its own set of schemes such as the Tamil University Campus Self Finance Scheme, Pattukottai Self Finance Scheme, Thanjavur Scheme and Tamil University Campus NH Scheme. All of the above-mentioned schemes have their own specifications but are divided into different segments under the TNHB scheme.

  • Trichy Housing Division: The Trichy Housing Division caters to various needs of Tamil Nadu residents in areas such as Pudukottai, Navalpattu, Valavanthankottai and more. With this scheme, you get commercial land to put up shops, commercial units and other services enterprises within the state. These plots are allotted via an open auction, you can start educational centers such as playschools on such plots. To apply for the scheme, you need to pay 15% of the total price to secure your plot.

  • TNHB J.J. Nagar Division Scheme: Under the Tamil Nadu Housing Board J.J Nagar Housing Scheme, houses residing in certain regions of the state will be provided to the general public at affordable costs. The J.J Nagar Housing scheme allocates properties located in Nolambur Phase-1, Ambattur (DUNLOP), Ambattur Ph-I & II, Mogappair Eri scheme to its members. Note that once a beneficiary receives the allotment letter, the individual will have to pay the total project cost within 30 days of receiving it.

  • TNHB Hosur Housing Unit Scheme: Under the TNHB Hosur Housing Unit Scheme, people belonging to the Economically Weaker Sections (EWS), Lower Income Groups (LIG), Middle Income Groups (MIG) and the High Income Groups (HIG) can purchase unsold flare situated in the Hosur areas. Note that these houses are given to residents on a first come first serve basis and also must be purchased outright.

  • TNHB Erode Housing Unit Scheme: Under this scheme, the general public can apply for housing units from 28th December 2021 to March 31st, 2022. These houses will be allotted to the applicants on a first come, first serve basis. Note that these houses can be purchased through either the hire-purchase method or the outright method.

  • TNHB Coimbatore Housing Unit Scheme: This scheme is only open to people belonging to the High Income Groups (HIG) and the Middle Income Group (MIG) categories. Members of this group can apply for the construction of houses and must adhere to the self-finance mode of payment. Note that the HIG and MIG members can only apply for construction of homes under this scheme until March 31st, 2022.

Tamil Nadu Government Housing Schemes Eligibility Criteria

Now that you’re aware of the various schemes the Tamil Nadu housing boards have to offer, you can decide the scheme you want to apply for. However, before you proceed with the scheme application process, ensure to meet the eligibility criteria. While every scheme may have specific criteria to be fulfilled, Below are the general qualifications you need to meet:

  • The applicant must be over the age of 21 to apply

  • Must be a native of Tamil Nadu to be eligible

  • To qualify for the scheme, you must not own property or plots in any other housing schemes

  • To be eligible under the income category, you need to be a salaried individual

How to Apply for TNHB Scheme?

Given below is the procedure to apply for the TNHB Housing Scheme:

  • Step 1: Purchase the application form that costs ₹225/- for Lower Income Group (LIG) and ₹560/- for Higher Income Group (HIG) from the Tamil Nadu Housing Board.

  • Step 2: Contact the respective City Division/Mofussil Unit mentioned in the advertisement, either in person or through the post for obtaining application on payment of prescribed cost.

  • Step 3: Fill up the application form according to the instructions/guidelines mentioned in the application form.

  • Step 4: Next, register the application form with the respective Division/Unit office along with the prescribed registration fee (either by cash or by Demand Draft) on or before the due date

  • Step 5: The application form can be submitted along with the initial deposit money as given above

Allotment Process of the Tamil Nadu Housing Board

The projects offered for allotment by the Tamil Nadu Housing Board (TNHB) can be put into two categories, namely residential and commercial units. At first, the board invites allotment applications from the general populace through advertisements in leading newspapers or news reporting portals. After the applications have been received, the concerned individuals make reservations as per the categories.

 

Post which a draw for residential as well as commercial lots is conducted by the allotment committee. The allotment committee is made up of members of the revenue authorities, members of the TNHB and a handful of people who are members of the state government. While the residential units are allotted through a lucky draw, the commercial units are allotted through a sealed tender-cum-open auction process.

Tamil Nadu Housing Board: Payment Modes

If one makes it to the allotment list of the Tamil Nadu Housing Board (TNHB), they can pay for their property in three ways. Those three methods are as follows:

 

  • Self-finance: Self-finance mode means that one can pay the TNHB for their allotted property in a phased manner. Note that the allotted applicant must pay for the property in full before the completion/handing over of the project.

  • Hire purchase: Under the hire purchase mode, one will have to make an initial down payment of up to 40% of the project cost. Note that this must be done within 21 days of receiving the allotment. After that, one must pay the balance amount as Equated Monthly Installments (EMIs) over the course of up to 14 years.

  • Outright purchase: Under this payment method, the allotted applicant will have to pay 100% of the project cost within 30 days of receiving the allotment.
