To register as a promoter or to register a project with the RERA CG, follow these steps:
1. Navigate to the CG-RERA official portal: https://rera.cgstate.gov.in/.
2. Click on the 'REGISTRATION’' tab at the top of the homepage.
3. Select 'Promoter/Project' from the dropdown menu and then choose 'Online Application'.
4. Then click on P-Category (Promoter) Registration.
5. You can choose between 'New Promoter' or 'Existing Promoter' on the subsequent page. If registering for the first time, select 'New Promoter' and click on 'Proceed & Continue'.
6. The registration process comprises six steps for New Promoter:

Members: Add details of key members associated with the project.
Project Details: Provide comprehensive information about the project you intend to register.
Fee Calculation: The system will compute the registration fee based on the project specifics.

Any consumer dissatisfied with the judgment made by Chhattisgarh RERA may appeal at the Appellate Tribunal level within 60 days of receiving the order. The Appellate Tribunal may also accept appeals if there is justified cause that the appeal cannot be made within that time period. To appeal against Chhattisgarh RERA, a customer must pay a fee of ₹5,000 and register an official complaint. An application form is downloadable from the RERA CG official portal.
If the tribunal decision is dissatisfactory, it can be moved to the State High Court.

Builders cannot alter any of the designs after the approval of the plan and design of the project.
The builder needs written consent from each buyer in case the builder wants to introduce any further modifications.
Home buyers can claim compensation if they deal with property loss due to the builder's negligence. In that scenario, the builder is liable for paying the compensation to the buyer.
Buyers have the right to file a complaint if they deal with any issue with the purchased property within 5 years of its purchase. The builder has to resolve the matter within 30 days.
The builder should include the details of the carpet area in all marketing communications related to the project. They cannot advertise with just the super built-up area details.

To complain to the CGRERA, you can follow these steps:
Access the CGRERA complaint registration page: https://rera.cgstate.gov.in/Complaint_Reg.aspx.
Choose the appropriate category for your complaint, such as 'Project' or 'Agent'.
Enter your name, contact information, and address.
Clearly describe the nature of your complaint, including relevant facts and dates.
Upload documents supporting your complaint, such as agreements, receipts, or correspondence.
After reviewing the information, submit the complaint form.
After submission, you will receive an acknowledgement and a unique complaint reference number.
As soon as the RERA date of the under-construction project expires, the RERA declares the project lapsed. Developers cannot advertise, market, offer sales, or invite any person to purchase a project after the expiry. It is against the RERA Act and invites some penalties.
The promoters must apply for an extension with detailed documents supporting the delay, the required fee, and an explanation. Otherwise, RERA can extend an offer to the Association of Allottees (AoA) to take over the project and complete it. RERA can also take over the balance project.

According to Section 38, the authority of RERA can impose fines or interest charges on promoters, allottees, and real estate agents who do not fulfil any obligation under the Act or regulation framed under it. The authority performs its functions subject to the provisions of natural justice; it can set its procedures. If it finds unfair competition or any market abuse affecting the allottee's interest, RERA has the right to refer the matter to the Competition Commission of India.
