What is RERA Uttar Pradesh?

The Real Estate Regulatory Authority, popularly known as RERA, was effectively implemented in India (including the Union Territories) in the year 2016.  The Government of India has introduced RERA to lift investment in the real estate market and protect property buyers’ rights.

RERA Uttar Pradesh regulates and keeps track of all builders of the real estate market handling all the commercial and residential projects in the state. According to this Act, the builders or the investors have to mandatorily submit documents like project plan & blueprint, land details, etc., and get approval from the RERA UP committee before commencing any constructional activity. These approved documents have to be passed on to the property buyers as well.

There are certain fees and charges mentioned in the guidelines.

Uttar Pradesh RERA Property Registration Procedure

To register your projects or property under RERA Uttar Pradesh online, follow these simple steps –

  • Go to the official website of RERA UP.

  • Select ‘registrations’ from the menu on the right corner of your screen. Select the ‘projects’ option from the menu.

  • Mention whether you are an agent or promoter on the user login portal. To log in, you will have to enter your email address and password. Do not forget to enter the ‘captcha’ displayed. Once you enter the details, click on ‘log in’.

  • Enter all the mandatory information and upload documents for verification purposes.

  • Pay registration fees and select ‘confirm’ to complete the application process under UP RERA registered projects.

Documents Required to Register Projects in UP RERA

To register projects under RERA Uttar Pradesh, here is a list of documents required –

1. For Real Estate Agents

  • PAN card for Identity proof

  • Address Proof

  • Documents mentioning details of the real estate agent’s company

  • Property/Projects Registration documents

  • MoA (Memorandum of Association)

  • Article of Association

  • ITR of the previous three fiscal years. A declaration certificate, in case an exemption has been given to the organization from filing ITR.

2. For Promoters

  • PAN card for Identity proof

  • ITR of the previous 3 financial years

  • The balance sheet of last fiscal year

  • Detail regarding parking space (open & enclosed) in numbers

  • Title deed issued by the promoter. A title deed is a document that mentions the name of the property or project for RERA registration

  • Project Encumbrance Certificate

  • In cases, where the sole proprietorship of the property or land is not under the promoter, a copy of partnership, collaboration, lease, etc would be required mandatorily

  • The application should be written as per Form A mentioned in subsection (1) of Section 4 format
