June 2023: The Bengal Government recently announced slashing the size of residential development to come under RERA. The state housing department stated that the projects that come up on one plot, do not exceed 200 square metres of area and six apartments would be exempted from getting  Real Estate (Regulation & Development) Act, 2016 registration.

The documents required from real estate agents who wish to apply for the RERA West Bengal registration differ only slightly from the documents required from real estate promoters. The real estate agent who wishes to register under the West Bengal RERA equivalent authority must submit the following documents:

  • A copy of the PAN Card

  • Details of the enterprise they are associated with, including name, type of enterprise, and its legally registered address.

  • Any other particulars of registration, including the relevant by-laws as well as the memorandum of association.

  • Photographs of the individual in case of independent real estate agents, or photographs of all the concerned partners, directors, etc.
