Notice of Intimation (NOI) is a part of the home loan registration process. It is normally submitted to inform the registrar’s office regarding the disbursement of a home loan. It came into effect on 1st April 2013 to curb the fraudulent activities related to the properties, such as multiple registrations of a home or availing multiple loans against a single home.
The lender usually prepares an agreement when you opt for a home loan. Both parties, including the borrower and the lending institution, agree with the terms and conditions. After this, this agreement is registered. In such instances, there is no need for Notice of Intimation for a home loan.
However, if there is any delay in the registration of the agreement, then the mortgagee (the borrower) gets 30 days from the disbursement of the first loan amount to file an NOI to the Sub-Registrar Office under whose jurisdiction the particular property falls.
Note that filing the Notice of Intimation lies solely at the discretion of the borrower and is not the responsibility of the lender. In specific instances, you are allowed to hire a third-party executive to initiate this purpose.
Follow the steps mentioned below to complete the e-filing process of the home loan Notice of Intimation:
Step 1: Pay the required stamp duty charges
Step 2: The Government Receipt Accounting System (GRAS) will then accept the filing fees and stamp duty payment charges
Step 3: Upload your passport-size photo and signature
Step 4: An officer from the financial institution will authorise your application
Step 5: Send a photocopy and original notification to the sub-registrar’s office
Step 6: The sub-registrar will check the authenticity of the documents and validate them.
Step 7: After that, the sub-registrar will provide a receipt regarding the filing fee and documentation fee.
