Owning a property in Andhra Pradesh comes with the responsibility of paying property tax. The state government provides multiple online portals to simplify the payment process. These portals also offer up-to-date information regarding tax rates and regulations.
Understanding the payment process, tax rates, rebates, and factors influencing the tax is crucial. This helps you plan your expenses better before investing in property within the state.
Property tax is a crucial source of revenue for local governments in Andhra Pradesh. It is levied on property owners based on factors such as property size, location, usage (residential or commercial), and built-up area. The funds collected contribute to essential services like road maintenance, waste management, sanitation, water supply, and other public projects.
Paying property tax is necessary for smooth urban development. Regular payments provide several benefits, including:
Proof of Ownership: Tax receipts serve as legal proof when selling, transferring, or mortgaging property
Avoiding Penalties: Timely payments prevent fines, additional interest, and legal complications
City Development: The collected tax funds improvements in infrastructure, such as roads, water supply, sanitation, and other public services
Clear Records: Maintaining tax receipts helps resolve property disputes and ensures financial transparency
The government uses the Annual Rental Value (ARV) system for the property tax calculation in Andhra Pradesh. Under this system, authorities estimate a property's annual rent and apply a tax rate to determine the property tax. Urban local bodies set the applicable tax rates. For non-residential properties, there is a fixed rate of 30%, irrespective of the ARV.
The Andhra Pradesh government offers simple ways to pay property tax online, which include:

Here are the steps to make your Andhra Pradesh property tax online payment:
Go to the CDMA website (cdma.ap.gov.in)
Click on the ‘Property Tax’ payment option
Enter your district, municipality, and PTIN (Property Tax Identification Number)
Check your property details and any pending dues
Choose a payment method and pay
Download the receipt for future use
For traditional payment methods, you can visit Sachivalayam Centres, Citizen Service Centres (CSCs), or Urban Local Body (ULB) Offices. Submit the required documents, fill out the form, and pay the tax in person.
After completing the tax payment, it is important to download the receipt for future reference. You can access it through the CDMA portal by following these steps:
Open the portal and select the ‘Online Services’ option.
From the drop-down menu, choose ‘Property Tax’ and select ‘Know Your Dues’
On the ‘Know Your Dues’ page, enter the district and corporation/municipality details
Search for your property by providing the necessary information, then download the receipt
The tax rates depend on the ARV rate. Here is how much you can expect to pay:

The Andhra Pradesh government launched the PuraSeva app in 2017 to simplify property tax payments for residents. Designed by the e-Governments Foundation, this app serves both citizens and government employees. Available exclusively on the Google Play Store, it provides access to various municipal services alongside property tax payments in Andhra Pradesh.
Paying property tax for the current financial year before 30th April comes with a 5% rebate. Residential buildings occupied by the owner get a 40% rebate on the ARV. Additional deductions apply based on the building’s age.
25 years or less: 10% of ARV
Above 25 years and up to 40 years: 20% of ARV
The Andhra Pradesh government levies property tax twice a year. Payments for the first half need to be completed by the end of June and for the second half by the end of December. Late payments incur a 2% simple interest per month. Additionally, penalties may apply to unauthorised constructions along with the property tax.
The Commissioner and Directorate of Municipal Administration (CDMA) oversees property tax in Andhra Pradesh. Property owners need to understand the payment process and use convenient online methods to remain compliant.

Residential properties with an average ARV below ₹600 are fully exempt from property tax in Andhra Pradesh.
