Tamil Nadu property tax is the tax amount that a property owner has to pay to their local municipal corporation in Tamil Nadu. The types of properties that fall under the taxability are:

The tax can be paid either on a yearly or semi-yearly basis, depending on convenience. The municipal authority determines the tax amount based on:

The Indian Constitution's VII Schedule includes provisions for property tax in Tamil Nadu. This tax plays a crucial role in generating revenue for the state's municipalities.
The Tamil Nadu government calculates property tax based on the property's Annual Rental Value (ARV). Visit the official website – https://tnurbanepay.tn.gov.in/TaxCalculator.aspx# – to use the tax calculator. Simply enter details such as building type and location to view the results. To calculate it manually, use the following formula:
ARV = (Built-up Area × Basic Rate per sq. ft.) - Depreciation + Land Value
The state government determines the annual property value by considering several factors, including:
Rental Rate: The monthly rent per square foot for residential properties is assessed
Building Age: Depreciation is applied based on the property's age
Occupancy Status: Discounts are offered for owner-occupied properties
Construction Type: Discounts may apply if the building is made with certain materials, like eco-friendly or energy-efficient materials
The residents of Tamil Nadu can pay their property taxes, both online and offline. Online payment is a more convenient option, allowing you to complete the transaction from the comfort of your home and save time. Here are the steps to follow:
Visit the Greater Chennai Municipal Corporation's website
Select ‘Property Tax Online Payment’ from the menu
Enter details such as zone number, division code, and bill number
Click on ‘Pay Tax’ and select a payment method
After payment, download the receipt for your records
To pay property tax, you will typically need the following documents:
Proof of property ownership
Previous tax payment receipts
Property Identification Number (provided by your local authority)
Encumbrance certificate
Aadhaar card for identity verification
Mutation certificate (if you have recently acquired the property)
You can opt for an online process if you are not comfortable with online payment methods. Visit your nearest tax collector’s office and pay it through cash, cheque, or demand draft. You can also go to E-Seva Kendra to pay in person.
After paying your Tamil Nadu property tax, retain a record of your receipt. Follow these steps to download it:
Visit the Chennai Corporation website
Navigate to 'Online Services' and select 'PROPERTY TAX'
Click on 'Property Tax Online Payment Receipt'
Enter the required details, such as division code, bill number, zone number, and sub-number
Click on 'Submit'
Review your account details and click on 'See Tax and Receipt Information'
Locate your most recent payment on the payment information page
Print or save the receipt for your records
