Paying GHMC property tax online is quick and convenient. Follow these steps:
Visit the official GHMC payment portal at https://onlinepayments.ghmc.gov.in/.
Click on the ‘Property Tax’ option under the ‘Online Payments’ menu.
Provide the Property Tax Identification Number (PTIN) and your mobile number.
Enter the OTP received on your mobile to verify your identity.
Review your property details and outstanding tax dues.
Choose your preferred payment method such as credit/debit card, net banking, UPI, or mobile wallets.
Make the payment and save the transaction ID.
Download or print your payment receipt for future reference.
If you prefer offline payment, here is the procedure:
Visit a nearby Mee-Seva centre, Citizen Service Centre, or authorised bank branch such as State Bank of India.
Carry your PTIN and previous property tax receipts.
Request the property tax payment challan at the counter.
Fill in the challan with accurate property details and payment amount.
Submit the challan along with payment via cash, cheque, or demand draft made payable to the GHMC Commissioner.

The property tax for residential properties is calculated using this formula:
Annual Property Tax =
Plinth Area x Monthly Rental Value (MRV) x 12 x Tax Rate − Depreciation Library Cess
Where:
Plinth Area (PA): Built-up area of the property in square feet
Monthly Rental Value (MRV): Per square feet market rent fixed by GHMC for your zone
Tax Rate: Varies between 17% and 30% depending on MRV slab
Depreciation: 10% deduction on tax amount for property age
Library Cess: An additional 8% charged on the tax amount
Commercial properties are taxed at higher rates, calculated as:
Annual Property Tax = 3.5 x Plinth Area x Monthly Rental Value (MRV)
Remember that:
MRV rates vary by commercial use and location, with caps for ATMs (₹70 per sq.ft) and cellular towers (₹50 per sq.ft).
Minimum MRV for educational institutions is ₹8 per sq. ft.and for hospitals, it is ₹9.50 per sq.ft.
If you have purchased a new property or your property hasn't been assessed for tax before, you need to get it assessed by GHMC to obtain a Property Tax Identification Number (PTIN). This can be done both online or offline.
GHMC provides an online facility for property self-assessment to generate a PTIN:

Select ‘Self Assessment of Property Tax’ from ‘Online Services’.
Provide your mobile number and enter the OTP received.

GHMC offers the following exemptions for residential and commercial properties:
Registered educational institutions up to the 10th standard receive 100% tax exemption
Owners of vacant properties get 50% relief on the annual GHMC property tax
Building owners living on the premises with an annual rent under ₹600 are exempt from property tax
Landlords earning under ₹5 Lakhs per year are eligible for property tax exemptions
Temples, mosques, churches, gurudwaras, and other places of worship are fully exempt from tax
Properties owned by servicemen or ex-servicemen are exempt from property tax
