Introduction to IGRS Andhra Pradesh

This platform is the online counterpart of The Registration and Stamps Department of the Government of Andhra Pradesh. This department is responsible for the preservation of age-old records and makes these records available to the court in the event of a property dispute. 

Let us take a look at the online services offered by the IGRS Andhra Pradesh

1. List of Transactions: 

This service on the online platform allows citizens to check registration details by simply filling in a few pertinent details. To do this, you have to fill out the document number, layout plots/apartment from the dropdown menu on the page.


  • For plots, you will have to select the district, Mandal, village, after which you have to add the survey number, plot number and survey number list.

  • For apartments the process is similar; you have to add the apartment name, flat number, house number. After this, all you have to do is click “submit” and you will be able to view your registration details.

2. EC Search:

An Encumbrance Certificate (EC) is a certificate of assurance that attests that the property in question is free from any monetary or legal liabilities like uncleared loans or a mortgage. The IGRS AP website allows users to search for encumbrance certificates to check for an encumbrance on properties registered in the Sub-Registrar’s offices, which earlier had to be done in person.

The search process is simple:


  • From the “list of services” section on the website select “Encumbrance Search”, which will take you to a page that gives you an in-detail view of Encumbrance.

  • Clicking on “submit” will redirect you to a new page, after which you have to fill out the year of registration number and search criteria.

  • Add the document number, survey number or house number in a particular village.

  • You must select the district and Sub-Registrar Office (SRO) location in order to search for an EC in the state of Andhra Pradesh.

Please note that any online encumbrance transaction/certificate is available only post 1st January 1983. In order to obtain encumbrance certificates from before 1983, you will have to get in touch with the concerned SRO office.


3. EC Verification:

This facility allows you to verify an encumbrance certificate via a straightforward process; all you have to do is fill in the department transaction ID, and click on “submit” in order to verify it.


4. Duty Fee Calculator:

This service provided by the IGRS assists citizens with the duty and stamp fees that are payable. In order to calculate the duty fee and market value, you need to


  • Select the kind of document from the dropdown menu, such as if it’s pertaining to sale, or mortgage etc and what kind of specific case it is. For example, if you select ‘Sale’, you then get the option to select options such as ‘Sale Agreement With Possession and others.
  • Fill in the consideration value and state whether a specific property has already been identified or not.
  • Select the property type, locality, village and district.
  • Fill in the field for “boundaries” and “extent” and choose the unit.
  • You must then fill in details regarding the market value of the land, including the land cost and structure cost.
  • Finally, you can calculate the duty, stamp and registration fee that is payable.

A Few Important Points to Remember

1. The following documents are mandatory for registration:

  • Non-testamentary instruments, such as mortgage, sale, release, and settlement of immovable property, to name a few

  • Immovable property gift deed

  • Documents pertaining to contracts to transfer for consideration

  • Leases of immovable property

2. Will registration:

While it is not compulsory, it’s highly recommended to register a will at any District Registrar/Sub-Registrar office. This can help avoid any issues that may arise in case the original is lost, as the office can provide a copy of the same. There is no deadline or time limit for registering a will.


3. Property partition:

In the event that all involved parties have common or equal property, the partition of property can be brought into effect. However, stamp duty must be paid regardless of whether it’s mandatorily registered or not.
