The IGRS Telangana portal offers the following services:
Researching Market Value: One can easily search for land property and market value online using the IGRS portal. An individual can also assess agricultural and non-agricultural land of a certain village in a specific district in Telangana.
Licensed Copy: The portal allows people of the state to get access to copies of certified documents.

IGRS Telangana EC search service can help an individual search for encumbrance on any kind of property registered at the sub-registrar’s office. One can also avail an IGRS Telangana encumbrance certificate by visiting the respective sub-registrar office. This certificate is a legal document which will help the concerned individual find out if there are any changes made on the property, either financial or legal. Earlier, one had to physically visit the sub-registrar’s office to obtain an EC but the process is now entirely online.
To search the Encumbrance Certificate online, you must follow the steps mentioned below:

Step 1: Visit the online portal and under the “Online Services” section, select the “Market Value Search”
Step 2: You will then be given an option to choose from agricultural and non-agricultural rates on the next page. Select one to proceed
Step 3: Finally, you must select the district, mandal, and village, and click on “Submit” to find out the market value relevant to you
To look up the SRO which is relevant to you on the IGRS Telangana portal, follow the steps mentioned below:
Step 1: On the IGRS portal, go to the “Browse” section and click on “Know Your SRO”.
Step 2: You will see two options on the following page, namely “Know Your Jurisdiction SRO” and “Village Directory”. The first option will redirect you to a page where you must select their district, mandal, and village from the dropdown menu. The second option contains all details of the districts, mandals, and villages in Telangana. To find the SRO relevant to you, select the first option to proceed.
Step 3: Once you have selected the relevant option, click on “Submit” to check your SRO.
To check the Encumbrance Certificate Application Status on the IGRS Telangana portal, follow the steps mentioned below:
Step 1: Once on the IGRS Telangana portal, click on the ‘Telangana Encumbrance Search’ option and then enter all the requested details. Then, click on the ‘Submit’ option to proceed.
Step 2: You can then view the status of your Encumbrance Certificate application.

When availing the Encumbrance Certificate in Telangana, you will be charged a service fee of ₹25. It excludes the legal charges that you must pay as per your age. The fees you must pay on the basis of your age to acquire the Encumbrance Certificate through the IGRS Telangana portal are as follows:

To get a certified copy through the IGRS Telangana portal, you must follow the below-mentioned steps:
Step 1: Log on to the IGRS Telangana Portal.
Step 2: Click on the ‘Online Services’ option and then click on ‘Certified Copy’.
Step 3: You will then be redirected to a page where you will get two options to choose from: ‘Certified Copies of Registered Documents (on payment)’ and ‘Certified Copy of Document (new registrations only)’. If you select option 1, you will need to fill in details such as the SRO, year, district and document number to get your certified copy. The second option, on the other hand, will require you to fill up information such as your registered mobile number (RMN) and the security code to get the same.

The Registration and Stamps Department simplified the process of availing an EC (encumbrance certificate) for property buyers in Telangana. The encumbrance certificate is a mandatory document when selling or buying a property. When availing a housing loan, the lenders ask for an encumbrance statement to sanction the credit. Step 1: The applicant must visit the official website of the Meeseva portal.
Step 2: Click on Meeseva services and view the list of departments where you can register for the Telangana encumbrance certificate.
Step 3: Fill in the online EC application form with the required details.
Step 4: Submit the filled application form with the required set of documents and pay the specified fee.

To get a copy of your sale deed, you need to visit the sub-registrar’s office (SRO) where the property was registered. In case you lost the original sale deed, the registration office will ask you to publish an advertisement in the national and local newspaper about the loss of property documents and only then will they handover a certified copy for the same.
Deed number is the registration number of a registered document and is provided by the registering authority only. The number is generally written at the top right corner of the sale deed document.
