What is IGRS Andhra Pradesh

IGRS AP (Intelligence Gathering and Retrieval System Andhra Pradesh) is an online platform launched by the IGRS Andhra Pradesh Government that helps all citizens access property-related information from anywhere at any time. This platform is the online counterpart of the Registration and Stamps Department of Andhra Pradesh. AP Registration and Stamps department is responsible for the preservation of age-old records and makes these records available to the court in the event of a property dispute.

Having a robust system to verify property ownership is critical for the real estate industry. With documentation and verification processes being moved online by the government, having a permanent digital record of such information can help resolve many ownership and property-related issues or disputes that may arise.

IGRS AP Online Services

1. List of Transactions: This service on the online platform allows citizens to check registration details by simply filling in a few relevant details. To do this, you have to fill out the document number, layout plots/apartment from the dropdown menu on the page.

  • For plots, you will have to select the district, Mandal, village, after which you have to add the survey number, plot number and survey number list.

  • For apartments, you have to add the apartment name, flat number, house number.

After this, all you have to do is click “submit” and you will be able to view your registration details.

2. AP EC Search: An Encumbrance Certificate (EC) is a certificate of assurance that attests that the property in question is free from any monetary or legal liabilities like uncleared loans or a mortgage. The IGRS AP website allows users to search for encumbrance certificates to check for an encumbrance on properties registered in the Sub-Registrar’s offices, which earlier had to be done in person. The search process is simple:

  • From the “list of services” section on the website select “Encumbrance Search”, which will take you to a page that gives you an in-detail view of Encumbrance.

  • Clicking on “submit” will redirect you to a new page, after which you have to fill out the year of registration number and search criteria.

  • Add the document number, survey number or house number in a particular village.

  • You must select the district and Sub-Registrar Office (SRO) location in order to search for an EC in the state of Andhra Pradesh.

Please note that any online encumbrance transaction/certificate is available only post 1st January 1983. In order to obtain encumbrance certificates from before 1983, you will have to get in touch with the concerned SRO office.

3. EC Verification: This facility allows you to verify an encumbrance certificate via a straightforward process; all you have to do is fill in the department transaction ID, and click on “submit” in order to verify it.

4. Duty Fee Calculator: This service provided by the IGRS assists citizens with the duty and stamp fees that are payable. In order to calculate the duty fee and market value, you need to

  • Select the kind of document from the dropdown menu, such as if it’s pertaining to sale, or mortgage etc and what kind of specific case it is. For example, if you select ‘Sale’, you then get the option to select options such as ‘Sale Agreement With Possession and others.

  • Fill in the consideration value and state whether a specific property has already been identified or not.

  • Select the property type, locality, village and district.

  • Fill in the field for “boundaries” and “extent” and choose the unit.

  • You must then fill in details regarding the market value of the land, including the land cost and structure cost.

  • Finally, you can calculate the duty, stamp and registration fee that is payable.

Documents needed for IGRS Andhra Pradesh

1. Mandatory Documents for registration:

  • Non-testamentary instruments, such as mortgage, sale, release, and settlement of immovable property, to name a few

  • Immovable property gift deed

  • Documents pertaining to contracts to transfer for consideration

  • Leases of immovable property

2. Will registration: While it is not compulsory, it’s highly recommended to register a will at any District Registrar/Sub-Registrar office. This can help avoid any issues that may arise in case the original is lost, as the office can provide a copy of the same. There is no deadline or time limit for registering a will.

3. Property partition: In the event that all involved parties have common or equal property, the partition of property can be brought into effect. However, stamp duty must be paid regardless of whether it’s mandatorily registered or not.

How to Check an Encumbrance Certificate on IGRS AP Portal

While buying the property, you must check its encumbrance certificate (EC) to ensure that the property is not under any dispute. You can check the AP encumbrance certificate (ఇసి ఆంధ్ర ప్రదేశ్) through the IGRS AP EC website by following below mentioned steps:

  • Step 1: To get the EC details, you must visit IGRS AP’s official website and then click on the “Encumbrance Certificate” tab. That can be found under the services section on the portal’s homepage. 

  • Step 2: After that, you must click on the encumbrance certificate that you will see on the IGRS AP

  • Step 3: You will then see a ‘Submit’ option on that page. After clicking it, you will be directed to a page where you will need to fill in certain details. These will be the likes of the document number, memo number and year of registration and then click on the ‘Submit’ tab.

  • Step 4: Once you complete the above step, you will be taken to a page that will ask for the information that you can see in the below screenshot. Aftering entering the information, you can view the encumbrance certificate. 

How to Get IGRS AP EC Online?

You can obtain the Encumbrance Certificate (EC) for your property in Andhra Pradesh online on the IGRS AP web portal. All you have to do is follow the steps mentioned below:

  • Step 1: Visit the official IGRS AP web portal.

  • Step 2: Click on “EC Search” in the menu on the left-hand side of the screen.

  • Step 3: A user registration form will open. If you are a new user, fill in the details such as your name, email, Aadhaar number, address, etc., and click on “Submit”. If you are an existing user, you can simply log in with your credentials.

  • Step 4: Once you are logged in, you can easily download the EC Andhra Pradesh (ఇసి ఆంధ్ర ప్రదేశ్) from the IGRS AP portal

  • Step 1: Firstly, visit IGRS AP’s official website (registration.ap.gov.in).

  • Step 2: You will then see a list of services on your right. Then, you must click on ‘List of Transactions’ in order to proceed and check the AP registration/stamps details.

  • Step 3: Finally, enter a few details on the page that you see in front of you, such as the district name, document number, sub-registrar’s office details and registration year, to check the details of a document or layout plots or AP land registration documents online.     One of the most useful features of the IGRS AP online portal is the online Encumbrance Certificates verification facility online. They can do so if they follow the below-mentioned steps:

    • Step 1: Firstly, go to the ‘Services’ section of IGRS AP’s official portal.

    • Step 2: Then, click on ‘Verify EC Link’.

    • Step 3: Then, you should be able to see a new screen that will ask you for your Department Tran ID.

    • Step 4: Finally, you must click on the ‘Submit’ option in order to verify your EC online.

    How to Check IGRS AP Market Value of a Property

    To know the market value of an Andhra Pradesh-based property through the IGRS EC Andhra Pradesh portal, you must follow the below-mentioned steps:

    • Step 1: Firstly, you must visit the IGRS AP Gov online portal registration.ap.gov.in

    • Step 2: Then, you have to click on the ‘Market Value Certificate’ option that you will find in the services section on the website.

    • Step 3: After completing the above step, you will be directed to a new page. On this page, you will have to fill in the details regarding the nature of the property.     In case you do not have the crucial details of a document, you can also search for the document by its name on the IGRS AP portal. You can follow the steps mentioned below to search for a document by name:

    • Step 1: Visit the official IGRS AP web portal.

    • Step 2: Click on “Search by Name” under the “Services” menu on the home page.

    • Step 3: Enter a few details such as Case Number, FIR Number, First Name or Surname, Middle Name, and Last Name on the form that opens next.

    What is AP Stamp Duty and Registration Charges

    Section 17 of the Indian Registration Act states that all of the property-related transactions must be compulsorily registered at Andhra Pradesh Registrar’s office. The same should be done within six months of making the property deed. The registration has been made compulsory by the government in a bid to prevent any future uninvited deceits.

    How to Calculate Stamp Duty Fee on IGRS AP Online Portal

    • Step 1: Firstly, you must click here in order to calculate the applicable duty fee on AP IGRS.

    • Step 2: To calculate the stamp duty fee in AP, you must simply choose the nature of the document from the drop-down menu. The document could be any of the following:

      1. Sale

      2. Mortgage

      3. Gift deed

      4. Release

      5. Partition deed

      6. Exchange

      7. Power of attorney

    • Step 3: Then, you will have to select the ‘Minor code’. The same refers to the exact nature of the transaction. For instance, if you have chosen ‘Partition’, the minor code in such a scenario will have options like ‘Partition’ and ‘Partition among family members’.

    IGRS AP: Online Payment of Stamps and Registration Charges

    • You can view the list of e-stamping centers, list of SRO offices, and list of ACC bank branches for stamp duty payment via e-stamping on the official website of Stock Holding Corporation of India Limited (SHCIL).
    • To pay the stamp duty and registration fee online, just visit the official SHCIL website, and create a new account.

    • Once you are registered, select the state of Andhra Pradesh and proceed with the online payment of the stamp duty and registration fee.
